Alex Rodriguez’s real estate broker snagged him more than a fantastic apartment: He got the Yankee slugger his new girlfriend, Kate Hudson.

We hear that superagent Adam Modlin of NYC’s The Modlin Group suggested A-Rod might hit it off with fellow client Hudson – and Rodriguez jumped at the chance.

“Adam and Alex have been close friends for years,” reveals an insider. “They talk at least four or five times a day on the phone. Sometimes Alex will call him twice in an hour. Alex even flies Adam around on his private jet to spring training or games so they can hang out.”

Continues the source, “Adam has known Kate for a while, as well. He’s been showing her townhouses in the West Village for about a year now. He thought Alex and Kate would like one another, and sure enough, when they connected, it was a home run.

“The man knows love and where to find a posh condo! If Alex and Kate get married, at least they’ll know exactly who to call to find a place to live!” laughed the insider about Modlin, who very politely declined to comment when we contacted him.

According to a second source, A-Rod and Kate first met “in Miami at the Fountainebleau hotel opening in November ’08 – Adam introduced them. The first five to 10 minutes of their conversation was about Adam. At the time, A-Rod was all about Madonna.”

But when the Material Mom ventured off into greener pastures – aka Brazilian model Jesus Luz – A-Rod reconnected with Kate, and their love match is now sizzling. Eyewitnesses were shocked at the couple’s chemistry after a recent PDA-heavy display at 40/40 club (where A-Rod is a part owner).

“Alex was holding Kate’s hand the whole time and stealing kisses whenever he could,” says a snitch. “He is so into her and doesn’t even mind when his friends tease him about her.”

The beauty is all about her baseball hunk as well, and even wants to become more knowledgeable about his craft. According to reports, Hudson has hired a baseball expert to teach her “the finer points of the game.”

Looks like A-Rod has found a girl who’s into his game – what we’d call a real diamond in the rough!

The skirt-chasing Yankee and the blond “Bride Wars” star were there for the bachelor party of Bombers catcher José Molina. The blond, Los Angeles-born actress — who met A-Rod at the reopening of the Fontainebleau hotel in Miami Beach last November — was photographed at Friday’s game, cheering on the Bronx Bombers at the new Yankee Stadium.

But the real action came later that night at Mustang Grill on Second Avenue. Our source said a bartender at the Southwestern joint at 85th Street “was asking patrons not to go in the back room around 1 a.m. because A-Rod and Kate Hudson were back there making out.”

One staffer at the restaurant confirmed to Page Six the two were there celebrating the Yanks’ win against the Minnesota Twins.

“Yes, they were here together,” the server told us, although she did not witness any lip-lock herself.

Another source said the two were spotted over the weekend outside the glamorous 15 Central Park West, where A-Rod rents an apartment.

In January, A-Rod and Hudson had dinner with a group of friends at Lure Fishbar and then went for drinks at the Rose Bar in the Gramercy Park Hotel.

Hudson, 30, was married to Chris Robinson for six years until their split in 2006. The couple have a son, Ryder Robinson. Since the breakup, Hudson has been linked to Owen Wilson, Dax Shepard and Lance Armstrong.

Rodriguez, 33, and his wife, Cynthia, split in 2008 after “an affair of the heart” with aging pop star Madonna. But Madge has lately been making time with her Brazilian boy toy, Jesus Luz.

A rep for Rodriguez said, “No comment.” Hudson’s publicist didn’t return calls.

Yankee fans snapped up copies of the bombshell new Alex Rodriguez book Monday as the tell-all tome went on sale at stores and on the Web.

The inside account of A-Rod’s steroid-tarnished career by Sports Illustrated reporter Selena Roberts debuted at No. 59 on Amazon.com and is now the best-selling sports book and best-selling biography on the site.

Ishmail Jones, a student living in Manhattan, said he’s a “big fan” of A-Rod and plans to read the book.

“I’ve heard so much about it, I want to read about the steroids and about his personality,” Jones said. “I look up to him a lot, and when the controversy came out I was like, ‘Wow.’”

At the Yankee Clubhouse Shop in Times Square, Leo Giargiana said he’ll buy the book because he trusts Roberts’ reporting.
“Everything she’s written before has been accurate,” said Giargiana of Brooklyn. “This book’s going to open a whole can of worms.”

The book’s release was moved up by several days after the Daily News reported some of its key details last week.

Roberts reveals in the book that Rodriguez may have used steroids as early as high school and was suspected of being on the juice while playing for the Yankees.

A sales clerk at the Borders store at W. 33th St. said “A-Rod: The Many Lives of Alex Rodriguez” is still not outselling Joe Torre’s book, which came out several weeks ago.

Richard Wilt, an actor from midtown, couldn’t resist buying a copy on the first day.

“How can someone who has it all make himself so unpopular and unattractive to others?” he said. “It’s fascinating and a shame, too.”

A-Rod isn’t talking about the book. Yankees manager Joe Girardi blasted the author for her unflattering portrait of the MVP slugger.

The major-league slugger looked like a rank amateur when he made a supposedly clandestine visit to a Dallas sex club in 2004 — but showed up wearing a Yankee hat that screamed, “Look at me!”

“The guy’s not the biggest genius in the world. I guess the cat’s out of the bag on that,” Rick Reid, the owner of Iniquity swingers club, told The Post.

“We ask our members to dress down, don’t call attention to yourself, and he showed up with a bright, white Yankees ball cap on.”

The club visit — revealed in the new book “A-Rod” by Selena Roberts — is just one example of the special mix of vanity and stupidity that has gotten the Yankee third baseman in trouble for years.

“On road trips, he hit provocative clubs other players shunned, feeling they were at risk of image damage — or the wrath of their teams — if they were seen in them,” Roberts wrote.

“He was indiscreet . . . bragging to teammates and friends about his wild nights with strippers,” she added in the book, which hits stores tomorrow.

A-Rod visited Iniquity while his then-wife, Cynthia, was home in Manhattan, pregnant with their first child.

“He was with his publicist,” Reid recalled. “He had a good time, stayed for a few hours . . . He talked to everybody.”

“Alex, well, he was really impressed.”

Four years later, Rodriguez’s indiscretion turned to obsession, when he set his sights on Madonna, another off-the-field scandal addressed by Roberts.

Roberts writes that Rodriguez, in the midst of a divorce last summer, put the pop star before everyone and everything, including steroids and baseball.

He was undeterred by teammates’ jokes and unfazed by salacious headlines.

“He listened to Madonna’s music,” Roberts wrote. “He talked of her constantly — to friends, players, to casual acquaintances.”

And it was the players — his own teammates — who found it the most entertaining.

Roberts highlighted one Yankee player’s assessment of the infatuation:

“Obsessed, pretty much. It was like, ‘OK, Alex, you’re with Madonna. And I’d give you a big high-five for that — 15 years ago.’ Hey, she looks great, but she’s 50. It’s like sleeping with your mother.”

Roberts writes of a staffer on A-Rod’s payroll who was in charge, each morning, of delivering The Post to Rodriguez on a breakfast tray:

“One day, the employee charged with that task had doodled horns on a photo of Madonna,” Roberts wrote. “Alex fired him.”

Alex Rodriguez may have bulked up with steroids as early as high school – and was suspected of juicing while playing for the Yankees, a bombshell new book reports.

Although the slugger insists he dabbled in steroids only while with the Texas Rangers, the book “A-Rod” strongly suggests he didn’t give up performance enhancers when he came to New York.

Sports Illustrated writer Selena Roberts, who broke the story that A-Rod flunked a steroid screening in 2003, reveals fellow Bombers nicknamed the third baseman “B—h T–s” in 2005.

That was after he put on 15pounds in the off-season and seemed to develop round pectorals, a condition called gynecomastia that can be caused by anabolic steroids, she writes.

In addition, an unnamed major-leaguer is quoted as saying Rodriguez and steroid-tainted pitcher Kevin Brown were seen together with human growth hormone – HGH – in 2004.

Brown, who was named in the Mitchell Report on steroids, denied through a lawyer that he ever shared the hormone with the highest-paid player in baseball.

Two other anonymous Yankees said they believed A-Rod was using based on side effects they saw – and a clubhouse staffer said management wondered if he was using banned substances.

“No one ever asked Alex directly that I know of, but there was a lot of suspicion in house,” the employee is quoted as saying.

The book, published by HarperCollins and set to be released May 12, also details Rodriguez’s long relationship with Angel Presinal, a Dominican trainer banned from clubhouses after a steroid incident in 2001.

As the Daily News reported in January, Presinal was seen with Rodriguez as recently as last year. Presinal was not charged.
Jose Canseco, an ex-teammate and friend of Rodriguez who accused him of steroid abuse even before last year, believes A-Rod was on ‘roids in pinstripes.

“I absolutely think Alex is using HGH,” he said. “Probably a combination of growth and steroids.”

Canseco said he believes Rodriguez’s steroid use goes back to his teens, when he was a high school standout in Miami.
“Was he on steroids in high school?” he said. “I think probably so. I worked out with him when he was 18. He could lift almost as much as I could.”

Rodriguez put on 25 pounds of muscle between his sophomore and junior years, and word was that his connection was a dog kennel owner.

A former high school teammate told Roberts the future No.1 MLB draft pick was on steroids and his coach knew it.
Another student said the son of coach Rich Hofman admitted he saw Rodriguez use steroids.

Hofman said it was news to him. “Whatever he was doing, he was doing it somewhere else,” he said.

Roberts dishes up a highly unflattering portrait of A-Rod as a needy me-firster who had to have his ego constantly stroked.
In one shocking disclosure, the book accuses A-Rod of “pitch tipping” when he was with the Rangers – letting a friendly opponent at the plate know which pitch was coming in lopsided games.

Rodriguez expected players he helped would do the same for him when he was having an off night and needed to get his batting average up and it wouldn’t affect the outcome of the game.

The 255-page book also chronicles A-Rod’s off-the-field escapades: his poker habit; his divorce from his wife, Cynthia; the relationship with Madonna, and dalliances with out-of-town floozies.

He was even hated at Hooters, where he tipped the minimum 15%, the book says.

Looks like Alex Rodriguez and Bethenny Frankel weren’t a match made in heaven.

Less than a day after the Yankee slugger squired the “Real Housewives of New York” star around Miami after a chance encounter at a local hotel, A-Rod was seen canoodling poolside
with a “trashy blond girl,” a spy says.

“Alex and this girl were laying outside at the Delano, soaking up some sun,” our source reveals. “She’s definitely got the stripper look A-Rod seems to gravitate toward.”

Meanwhile, Frankel was on Miami TV stations shrilling for her new book, “Naturally Thin,” when a few unexpected questions were lobbed her way.
“One of the anchors started the interview by asking Bethenny if she was dating Alex,” laughs a source in Miami. “She was snippy, and you could tell she was bothered that this was cutting into her promotional time, but she handled it well, simply saying ‘I’m not answering that.’”

As for the unlikely twosome’s actual date, “Alex wanted to show her some of his Latin roots, something (ex-wife Cynthia) hated doing. So he took Bethenny to a Latin steakhouse in Coral Gables. It was very romantic,” our snitch shares.

But not romantic enough. “He dropped her off like a gentleman after the date, but they didn’t tear up the clubs the way Alex likes to,” says another insider. “And they definitely didn’t have sex.”

Adds a source close to Frankel: “It wasn’t love at first sight, and they’re not burning up the phones. Bethenny knows Alex is a serial dater and doesn’t want to get involved.”

Says Frankel’s rep: “Her first priority is her book and career.”

Meanwhile, those close to the Bronx Bomber claim that, following his recent hip surgery, A-Rod’s been telling everyone he’s eager to focus “on my training so I can get back on the field.”
