Alex Rodriguez’s real estate broker snagged him more than a fantastic apartment: He got the Yankee slugger his new girlfriend, Kate Hudson.
We hear that superagent Adam Modlin of NYC’s The Modlin Group suggested A-Rod might hit it off with fellow client Hudson – and Rodriguez jumped at the chance.
“Adam and Alex have been close friends for years,” reveals an insider. “They talk at least four or five times a day on the phone. Sometimes Alex will call him twice in an hour. Alex even flies Adam around on his private jet to spring training or games so they can hang out.”
Continues the source, “Adam has known Kate for a while, as well. He’s been showing her townhouses in the West Village for about a year now. He thought Alex and Kate would like one another, and sure enough, when they connected, it was a home run.
“The man knows love and where to find a posh condo! If Alex and Kate get married, at least they’ll know exactly who to call to find a place to live!” laughed the insider about Modlin, who very politely declined to comment when we contacted him.
According to a second source, A-Rod and Kate first met “in Miami at the Fountainebleau hotel opening in November ‘08 – Adam introduced them. The first five to 10 minutes of their conversation was about Adam. At the time, A-Rod was all about Madonna.”
But when the Material Mom ventured off into greener pastures – aka Brazilian model Jesus Luz – A-Rod reconnected with Kate, and their love match is now sizzling. Eyewitnesses were shocked at the couple’s chemistry after a recent PDA-heavy display at 40/40 club (where A-Rod is a part owner).
“Alex was holding Kate’s hand the whole time and stealing kisses whenever he could,” says a snitch. “He is so into her and doesn’t even mind when his friends tease him about her.”
The beauty is all about her baseball hunk as well, and even wants to become more knowledgeable about his craft. According to reports, Hudson has hired a baseball expert to teach her “the finer points of the game.”

The skirt-chasing Yankee and the blond “Bride Wars” star were there for the bachelor party of Bombers catcher José Molina. Kate? Madonna could care less
A catfight of epic proportions could have occurred over the weekend —if only Madonna had cared enough to let it happen.
As it turned out, Her Madgesty didn’t even seem to realize her ex-lover Alex Rodriguez’s new paramour, Kate Hudson, even existed, never mind was she ready to have a girl-on-girl showdown.
Both ladies attended Veuve Clicquot’s Manhattan Polo Classic on Governors Island Saturday afternoon, and Hudson, who knew Madonna would be attending, was all about going incognito.
After she showed up disguised in a floppy hat and huge sunglasses, Hudson told party guests that she didn’t want to be recognized, and seemed upset when the media discovered her identity anyway.
Hudson, who was most recently caught out with A-Rod at Hotel ZaZa in Dallas last week, arrived nearly an hour before Madonna. However, upon hearing about the Material Girl’s impending arrival at halftime, Hudson ceded her prime VIP real estate and booked it to the back of the tent; Madge took the seats she vacated.
“Kate was completely intimidated by Madonna,” said one guest. “She clearly didn’t want trouble and decided to keep a low profile for the rest of the match.”
Said a second guest, “I didn’t even see Kate Hudson again after Madonna arrived. She ran away! But if I were dating Madonna’s ex, I’d be scared, too!”
While Hudson hung out in the back of the tent, Madonna rocked her royal status. After showing up in a black Mercedes-Benz with several NYPD escorts, she held court with boy toy Jesus Luz, her kids Rocco Ritchie and David Banda, as well as pals Marc Jacobs, Lorenzo Martone and photographer Steven Klein.
“Madonna literally didn’t care,” said a third eyewitness.
“She showed up with no makeup, a dowdy [denim] outfit and her hair pulled up in a ponytail. She doesn’t need to compete with Kate, because she will always be Queen Bee.”
Holding son David’s hand, Madonna jetted immediately following the match — in a private New York Water Taxi. Other guests, of course, took the ferries that Veuve Clicquot’s team had provided.
There was no need to be scared, Kate. Madge has got a man. And you’ve got yours — for now!
